Out with the old and in with the new! Isn’t that what crosses your mind when your home goes up for sale and you’re getting ready to move elsewhere?
If you’re using a top real estate agent to help you sell your home, then they’ve probably already discussed the importance of hosting an Open House. Although an Open House is not necessarily known as the reason your house will be sold, it gets the word out about your home being the next best real estate option and gets the neighborhood talking about your property! And it’s amazing what a little positive word-of-mouth can do these days!
Hosting an Open House can greatly impact your selling situation for the better, but it can also be detrimental if it’s not done well or correctly. With that being said, we have created a short list of great tips to make sure you have the most successful Open House possible!
It’s cleaning time!
Break out those cleaning supplies or crack open your wallet, because it’s time for someone to get down and dirty by scrubbing your house until it shines! No one wants to walk into an Open House and see a dirty house, so it’s important to make sure every spot in your home has been cleaned. Whether this means getting on your hands and knees to scrub the floors or hiring people to wash your windows or clean your carpet, every spot must shine!
First Impressions are EVERYTHING
Everyone knows that you only have one chance to make a first impression. This holds true with your home too! And what’s the first thing a potential buyer sees? The outside of your house! You only have one chance for the outside of your house to feel inviting and appealing to potential buyers! Consider simply things, like trimming your landscaping, painting your front door or moving cars out of sight, on Open House day that could have a hug impact!
Declutter & Stage
Make sure your house is clutter free, allowing potential buyers to see all of the crisp, true beauty of your home. After most of your knickknacks and extra furniture has been removed, focus on staging your home to perfection! Fix anything that may be broken or damaged. Try adding a vase of fresh flowers to your dining room or freshly folded and clean towels to the bathrooms. Small aesthetic touches may be the thing that catches a buyer’s eye!
Try to detach yourself from the home as much as possible. For example, remove any personal items and family photos. This will allow the potential buyer to envision the home as theirs, instead of yours. (We also recommend removing any valuable items, for your own sake!) Have any furry friends? Try to have all pets, pet toys, pet food and pet messes out of sight during the open house. Family members or roommates? Try to avoid being present if you have a real estate agent or be professional if you are selling your home yourself.
Good Host = Good Hosting = Good Results
Being a good host is so important. Some quick ideas of this may be to provide refreshments and snacks during the Open House, provide a flyer or pamphlet with information involving your house, or preparing a sign-in sheet, allowing you to contact each potential buyer afterwards. It’s always a great idea to be a good listener and take in feedback about your home and the possible improvements that could be made. It also always a great idea to follow up with your visitors, whether that be a simply thank you or seeing if they’re interested in making an offer on your home!
